The essentials of commercial rent concessions, landlord agreement and our no win, no fee approach.

STRAIGHTFORWARD ANSWERS

A few things
you might be wondering.

Clear information, so you can decide
what’s right for your business.

What does no win, no fee actually mean?

If no rent reduction is achieved, no success fee is payable. If a 12-month concession is agreed, our success fee is 50% of the rent saving achieved during that period. VAT treatment and any separately agreed costs will be explained before you decide to proceed.

Will my landlord have to agree?

Yes. We seek a negotiated concession, not an automatic entitlement to pay less rent. Your landlord must agree, and you must approve the proposed terms. You should not change your rent payments without a written agreement.

What types of businesses is this for?

The service is for commercial tenants with annual rent of £20,000 or more, including independent retailers, hospitality and leisure businesses, and small chains. It is not a residential rent service. Suitability and geographic coverage will be discussed during your initial enquiry.

How long does a rent concession last?

Our service seeks a temporary 12-month concession. The duration and terms depend on landlord agreement. How concessions shorter than 12 months would be handled must be agreed before proceeding.

Is a rent deferral the same as a saving?

No. Deferring rent postpones a payment; it does not reduce the total rent due. We distinguish a genuine rent reduction from a deferral and explain any repayment obligations in a proposal.

Could there be other lease commitments or costs?

A landlord may propose conditions or additional lease commitments. These must be explained so you can make an informed decision. VAT treatment, legal documentation responsibility and any external legal or separately agreed costs must be confirmed before proceeding.

When would the success fee be paid?

Payment timing has not yet been finalised. We will explain and agree the applicable payment terms before you instruct us. The illustrative example does not assume a monthly or quarterly payment policy.

Do I need to send my lease to make an enquiry?

No. Start with a few details about your business and premises. Please do not include confidential financial information or lease documents in the initial form. If documents are needed later, a suitable secure route will be agreed.
